Brixton often utilizes cost segregation studies to accelerate depreciation, which can generate losses that offset taxable income during the investment period. Upon disposition, Brixton frequently seeks to execute 1031 exchanges, allowing investors to defer capital gains taxes and depreciation recapture while reinvesting capital into future opportunities. These strategies can enhance after-tax returns, although the specific benefits will vary by investor.
